Note: above is a list of the costs of home inspections based on the interior square footage of the home. Please note that outbuildings such as sheds barns and utility structures are out of the scope of inspections unless expressly agreed upon, which may incur additional inspection fees. Total inspection square footage is of the home being evaluated which may be different than the MLS listing of square footage if the property has additions or guest houses that are not permitted. Attached carports and garages, and accessible attics and crawlspaces/ basements are within the scope of inspection and their square footage is not included in the square footage of the inspected home.  The site, exterior, foundation and roofs, as well as any shared utility areas of apartments/condos are outside the scope of apartment/condominium inspections. If the number of units or the square footage of the interior structure are other than as they were described by clients/ agents at time of scheduling, additional charges may apply before the inspection report is released. Inspection appointments are confirmed only after written confirmation and only after the inspection agreement has been signed. Inspection reports are released after payment has been received.
